taxdeed.com is managed by Optimum Realty Corporation, an investment company specializing in tax-distressed real estate, such as property tax liens and tax foreclosure properties. Based in the Chicago suburb of Elmhurst, Illinois, we have been in business since October of 1991. We are a member in good standing of the Better Business Bureau of Chicago, the Chicagoland Chamber of Commerce, the National Tax Lien Association and the Chicago Real Estate Investment Club. Over the years we have built a large group of satisfied customers, and many buyers return again and again to buy from us. We maintain an e-mail list of bidders interested in tax foreclosure real estate, and send out notices whenever we put a new auction on. About Buying Tax Foreclosure Real Estate
We are not attorneys, and cannot give you legal advice on buying real estate. Tax foreclosure properties can be a great way to buy property at below-market prices, but buyers should do some homework and understand what they are buying. Tax foreclosure properties often sell at a discount when they don't transfer on a warranty deed. A warranty deed comes with the seller's guaranty that there are no unpaid liens or encumbrances on the property or any other possible title issues. We often get properties on a tax deed, which is a form of quitclaim deed in most states. A quitclaim deed transfers ownership with no warranties of any type. In some cases, we transfer on a Deed Without Warranty, which only warrants that we have not encumbered the property in any way since we got it, but makes no warranties about the title prior to our involvement. If you have questions about the type of deed, you should research this further or consult a real estate attorney. Read the listing carefully- sometimes we get warranty deed properties. If you buy a property from us on a warranty deed, you will be able to get title insurance at your own expense. We transfer the property directly to you without intermediaries such as Realtors, escrow agencies or title companies. You are responsible for researching the property, although we can provide some directions on where to look. Our auctions never have reserves, and you are always bidding on the entire purchase price of the property, not a down payment. It is very important that you do not bid if you are not ready to buy, as we only accept bids from serious buyers. If you place a bid and then wish to cancel it later (before the auction ends) please do so yourself- do not ask us to cancel your bid for you. We provide very fast service to our winning bidders, usually mailing your deed within 1 working day. We expect the same promptness from our buyers- payment is due as soon as the auction ends. If we have not received your payment or heard from you in 24 hours we will offer the property to the next highest bidder. The only exception is U.S. military personnel serving overseas. Real estate must be paid for with a cashiers check only: no personal or business checks, money orders, credit cards or Paypal. We do accept Paypal for inventory items only. Please do not attempt to take possession of your property until the deed is recorded. We will send your deed out promptly to the county clerk for recording, but we have no control over how long it takes them to record the deed... usually a few weeks. We reserve the right to cancel bids from buyers with negative feedback or a history of bid retractions. An online real estate transaction is a major purchase and is for experienced bidders who know to read the listing completely and carefully. Improved properties especially, are for experienced real estate investors. If you're not sure if you want a property or not, please don't bid. All sales are final. The rare instances where we have had miscommunication with bidders have been cases where the bidders did not read our listings carefully, or thought they could somehow buy regular real estate at foreclosure prices. In eight years of selling real estate on eBay we have had very few problems, and we have learned from each of those experiences. The first one involved a non-paying winner who did not read the listing carefully, and did not realize he was buying tax foreclosure real estate. After that we added language urging bidders to read the listing completely and carefully before bidding. Unfortunately, not everyone does, and after the second instance we added even more language about how this type of purchase differs from traditional property purchases. Another case involved a winner who paid and then wanted his money back. It turned out that he never inspected the property before buying it, and 6 weeks after the auction ended he finally looked and decided he didn't want it. We are very careful to disclose that we have not seen these properties and make no representations as to their condition, but we can't force people to read the listing before bidding. Tax foreclosure buying is an alternative to traditional real estate buying, and to avoid misunderstandings, bidders need to know the difference. Buying property on a deed without warranty especially makes sense with inexpensive properties like most of the tax foreclosures we sell. Method of Payment
Payment in the USA is by cashiers check. Our international customers sometimes find a wire transfer or Western Union more convenient; contact us for payment instructions. We have found that there are legal issues involved with the purchase of real estate on a credit card, and no longer accept Paypal. We are unable to cash foreign money orders.
